In the Kingdom of Saudi Arabia, Riyadh & Jeddah will be our showcase locations.   We have established a strong partnership with ICS Arabia, who are currently constructing and handing over two 10MW immersion-cooled data center to XDS.   Riyadh to be delivered June 2026 with Jeddah November 2026.  These flagship facilities will feature a pioneering design with 100% immersion cooling, purpose-built to support high-density AI and GPU workloads.  According to the latest industry data, the Saudi data center market reached approximately 1,330 MW in 2024, and is projected to grow to over 1,900 MW by 2030, reflecting a 13–14% CAGR. This explosive growth reinforces the strategic importance of deploying next-generation, high-efficiency cooling technologies across the Kingdom

Our Technology

Our second location will be Dubai which is seen as a core Data Centre market in UAE, Dubai has a connectivity ecosystem made up of 18 colocation Data Centres, 233 cloud service providers and 18 network fabrics. UAE Data Centre market size was valued at USD 1.5 Billion in 2023 and is expected to reach USD 2.65 Billion by 2029, growing at a CAGR of 9.95% during the forecast period. There are currently no Immersion cooled focussed Data Centres in Dubai, XDS will be at the forefront of driving this transformation.   XDS are working with a local construction company to design and build two 7 MW Immersion datacentre facilities due to be handed over in 2026.

Our third and final region to deploy in the UAE is Abu Dhabi. Nestled within the heart of the UAE, Abu Dhabi holds a strategic geographical advantage, serving as a pivotal gateway between the East and the West. This advantageous position not only fosters seamless connectivity but also presents unparalleled opportunities for international businesses to establish a robust digital footprint with access to a diverse array of markets. Currently there is a small footprint of notable Data Centres in Abu Dhabi however with the emergence of smart cities, we are keen to launch our Immersion cooled facilities in the region.

Modular Container Solution

For customers who need AI ready capacity at the edge, on premise, or in markets where traditional data centre builds are not viable, XDS delivers a fully self contained immersion cooled container solution rated between 1.5 and 2 MW of IT power. Each container is engineered to host up to 900 NVIDIA GPUs in either SXM or PCIe form factors, providing a turnkey platform for large scale AI training, inference, and high performance compute workloads in a footprint that can be deployed in weeks rather than years. The solution combines GRC immersion tanks, integrated heat rejection, power distribution, and network fabric inside a single transportable unit, eliminating the need for raised floors, CRAC units, or traditional data hall construction. This makes the container ideal for sovereign AI deployments, industrial sites, remote operations, and enterprise customers seeking to bring GPU capacity directly to the data rather than backhauling it to centralised facilities. By packaging the full XDS stack, immersion cooling, sustainability credentials through our partnership with Shell, and managed services, into a modular form factor, XDS enables customers to scale AI infrastructure incrementally, predictably, and with a fraction of the embedded carbon of conventional builds.

Our UK presence will be anchored by a 4MW facility in Reading, strategically located within one of Europe’s most established data centre corridors. Reading sits at the heart of the Slough-Thames Valley cluster, the largest data centre hub in EMEA and a critical interconnection point for hyperscalers, cloud providers, and enterprise customers across the UK and continental Europe. Unlike our greenfield deployments in the Middle East, the Reading site demonstrates a core pillar of the XDS proposition: re-engineering existing air-cooled facilities for immersion cooling. By retrofitting legacy infrastructure rather than building from the ground up, XDS dramatically reduces time-to-market, lowers embedded carbon, and unlocks stranded capacity in power-constrained markets where new-build permissions and grid connections can take years to secure. The UK data centre market was valued at approximately USD 9.4 Billion in 2024 and is projected to exceed USD 15 Billion by 2030, driven primarily by surging demand for AI training and inference workloads that air-cooled facilities are increasingly unable to support. The Reading facility will deliver high-density GPU capacity to customers who need it now, proving that the path to AI-ready infrastructure does not have to mean waiting for new construction.
